Our Services

Our goal is to take the worry and work out of owning a second home. We are here 100% of the time, when you are not! Our services are available on a daily, weekly, monthly, quarterly or annual basis and include the following:

Home Inspection Service (scheduled on a pre-determined basis)

Our inspection service is a comprehensive inspection and assessment of your home.  Every inspection includes visually inspecting over 50 different areas of your property and home to ensure that your property and home are safe, secure and there are no pressing issues or problems.

The following is a summary of the areas we inspect:

Security – We check to ensure that all windows and doors are locked and that there are no signs of forced entry.

Heat and Ventilation  – We check all thermostats to see if each area is at the correct temperature (determined by you).  We walk through each room throughout the house to insure that the heating equipment is working properly. In addition, if requested, we check air filters and if needed replace with new filters.

Leaks – We check for any roof damage and/or if there are any visual leaks or ceiling stains inside the house.  We also check clothes wash hookups for leaks and verify that they are turned off at the wall.

Plumbing – We inspect each area that contains plumbing.  We also check each faucet, toilet, sink, and under all cabinets that contain plumbing to ensure there are no leaks or drippy pipes.

Appliances – We check  your refrigerator and freezer (if applicable) and any other appliances you request to make certain they are running properly.

Storm Damage – We will inspect your house exterior and the property grounds for storm or snow damage.  We also visit your home after any severe snow storm (3’ or more continuously) and report to you any concerns we encounter.

Rodent Control – We check the exterior and interior of your home  for signs of rodents, ants, and other pests.

Lighting – We check to ensure that any interior and exterior lights or lights on timers, that you wish to be left on, are working properly.  Non-working bulbs are replaced if requested.

Yard Issues – If you have landscaping services, we will inspect the yard to see if services have been completed and if hedges, trees, etc. are in good order.

Mail Box – If you receive mail, we will gladly check your mail box for mail and handle as you request.

Advise of pressing issues –  After each checkup/ inspection if anything requires your attention, we will immediately contact you and advise of the situation, make recommendations if any, and take instruction.

Fire and Police contact – If you would like, we will be your local contact (if requested) for emergencies.

Monthly Report – After every checkup/inspection we will promptly send you, a written report with pictures via email, on all activities, any problems we found (non-emergency issues) and how we resolved if applicable.

Additional Services – If there are any additional services that you need or desire, we will gladly discuss those with you to determine if it is possible for us to provide them.

 

Contractor Liaison Services

If you are building a new home and would like for us to give you periodic reports, email pictures, check on deliveries, etc. we would be glad to discuss what services we can provide for you.

If you have an existing home and are having changes or additions made, we will gladly provide checkups, email pictures, etc. on an ad hoc basis (i.e. at your request) or on a pre-determined basis. We normally can accomodate a trip to your home with 24-hour notice.

Arrival & Departure Services

The last thing you want to do is fly or drive for hours, arrive in Pagosa and walk into a cold, dark home covered in dust and dead flies. We want your vacation to begin the moment you walk in the door.  We will create a specific list of what you would like for us to do before you arrive and after you leave.  Let us truly help you take the time off you deserve!

 

Winterizing Services

Winterizing can mean a lot of different things to different people.  We will design a specific list of how you would like us to prepare your home for winter.  Many of our clients intend on visiting during the winter for skiing at Wolf Creek, snowmobiling on back roads or cross country skiing.  They prefer not to blow out pipes, cut off the heat, seal up the house, etc..  Other clients, not planning on visiting during the winter months, prefer we moth-ball their home for winter.

Depending on your plans, we will happily create a list of services you prefer.
