1. What is the cost of services?

Initial consultation and tour of property: Complimentary

Inspections (each inspection takes 1 to 1.5  hours minimum):

Weekly – 52 inspections                                                          $ 45 per inspection

Bi-Weekly – 26 inspections                                                    $ 65 per inspection

Monthly – 12 inspections                                                        $ 85 per inspection

PLEASE NOTE: If the above inspection schedules do not meet your needs, we will gladly quote a custom inspection time-frame for your specific requirements and specific months you would like an inspection of your home.

Ad Hoc Services:

Regular Hourly Rate (rate assessed during regular business hours, M-F, 8 am – 5 pm):

An Ad hoc visit to perform a specific service is billed at $30 per hour.  Please note, if we have to chain-up due to ice/snow conditions, there is an additional charge of $20 per trip.

After-Hours Hourly Rate (rate assessed outside regular business hours, 5 pm – 8 am, weekends & national holidays): $45.00 per hour.

*Hourly rates are calculated from the time we leave the office through completion of the task.  Travel time is only calculated one-way.

 Cancellation of services:

A 24-hour notice is required for cancellation of services.  Failure to provide notice will result in a fee of $25 plus cost of any supplies, materials or third party service fees.

 Travel/Mileage Allowance: Included in the hourly rate for each service trip is 15 miles travel. For trips over 15 miles (ROUND TRIP), a fuel service charge will be added at the rate of $0.60 cents per mile.

 Invoices / Payment:

Invoices are mailed or emailed by the 5th to 7th   day of each month and payment is due upon receipt.  A late fee of $25 will be assessed for invoices that are not paid within 20 days.

Our Policy Concerning Contractor Services:

We DO NOT receive kick-backs or referral fees for referring or utilizing any contractor, subcontractor vendor, repairman or service company.

2. What advantages does Pagosa Home Manager offer compared to having a neighbor or friend watch our home?

A neighbor or a friend is a fine relationship to have but they may not always have the time or have the experience or capability to recognize a potential problem before it occurs. We are professional, proactive and observant. We provide more than watering plants and flushing toilets. We perform our inspections with an experienced eye to help preserve your home’s condition and value.

3. Are you licensed and insured?

Yes. Rod Manning holds two retired broker licenses in Colorado and Arizona.  We are insured through a national insurance company (Nautilus Insurance Group) .  Please contact us at RodManning@PagosaHomeManager.com and we will be glad to provide you with policy number, names and contact information of our agent located in Pagosa Springs.

4. Can Pagosa Home Manager stop problems from happening?

No.  Things do happen that we cannot predict or control.  We are trained to identify problems that may occur and notify the owner prior to them happening.  However, problems can arise between our visits and some problems are not identifiable beforehand.  A major benefit of utilizing our services is correcting problems fast almost always saving time and money.

5. If I would like to rent my home to someone (VRBO), can Pagosa Home Manager help me?

Sorry, NO.  We are no longer accepting clients that want to rent their homes.

 

6. If I become a client of Pagosa Home Manager and, I utilize the home inspection services, do I have to have an inspection when I am planning on being at my home?

No.  We ask that you let us know in advance when you will be visiting your home so we don’t come out to check on your home, unless you want us to.

PLEASE NOTE, the cost for each inspection is based on the volume (i.e. the number of inspections you select per month) for each twelve month period.  You may request that an inspection not be performed, (for example, if you are visiting the property), however the inspection will still be billed (i.e. invoiced and due) for that month. If you would like for us to perform the inspection (i.e. move the inspection to another time/month) we will be glad to schedule it for another time.  Monthly billing is based upon the volume discounted number of inspections selected for each month. 

7. If I use your service can I cancel at any time?

Yes.  You can cancel service at any time without any cancellation fee by calling or emailing our office or sending written notice via the US Post Office or via email to RodManning@PagosaHomeManager.com .

8. If I sign up for inspections, say on a monthly basis, but decide I would like to change the frequency of inspections, either more or less, can I do so?

Yes, you can.

9. How do you keep our keys, alarm and gate codes, remote controls, our home, personal property and privacy safe?

We take the privacy and safety of our clients very seriously. We secure all client information such as; keys, remote controls, pass codes, etc. in a fireproof safe. These items are marked with codes only identifiable by us only. No client names and/or addresses are left vulnerable.  All personal information is saved in encrypted files that are triple password protected and locked in our fireproof safe.

In addition, we work closely with other reputable local businesses in the area to provide a wide variety of services to our clients, such as house cleaning, lawn maintenance, pool/spa care, electrical or plumbing repairs, etc. Pagosa Home Manager, LLC does NOT recommend or work with businesses without first doing a thorough screening of their business practices, quality of work, responsiveness, etc.,  and in almost every case, we have personally utilized the services of those we refer.

10. If repairs or other services are required, how are costs determined?

Pagosa Home Manager does NOT accept referral payments from repair or service companies.  We provide original receipts for all repairs or services rendered so you can be sure you are not over paying. Pagosa Home Manager does charge for the time to arrange and monitor repair services in 30 minute increments.  The rate for this service is $35 per hour.  We request the home owner pay the repair vendor directly. If a home owner requests Pagosa Home Manager pay for the services you request, up front, a mark up will be applied to the invoice

11. Do you monitor contractors who may be needed to repair or remodel our home while we are away?

Yes, we can monitor contractors, sub-contractors or service companies during the performance of services you have requested.  We will provide email reports and pictures of the work or service as requested.

12. If I need a package picked up while we’re away can you do that for me?

Yes, we will need some advance notice of the package arriving and will place your package inside your residence.

13. What if I want to let my family or friends use my home?

We will be glad to help coordinate the stays of your family or friends and provide them with any concierge services as needed.  We can open the home and be there to provide them with the keys and any instructions for using the home.  We can also coordinate cleaning services after they leaveto make sure they have left the home in the condition you would like it to be.

14. Do you have references that you can send me?

15. How do I sign up or utilize some of Pagosa Home Manager’s services?

16. If I refer someone, do you offer a referral fee?

Yes, absolutely.  For each referral that becomes a customer, you will receive a $100 credit to your account.
